ZONING QUESTIONS & ANSWERS

Q: Do I need a zoning permit for a portable shed? A: Yes, a permit is required for a shed 145sq/ft and above. No permit is required for sheds less than 145 sq/ft; however, they still need to meet the setback regulations of the zoning district.

Q: Do I need a zoning permit for a fence? A: Yes, except, Fencing that is temporary and/or internal to a property with an agriculture operation shall be exempt from this Ordinance and all permit requirements of the Township.

Q: Do I need a zoning permit for a swimming pool? A: Yes

Q: Do I need a zoning permit for a Home Occupation A: Yes

Q: Can I park my camper in the front yard of my house in the Village Districts? A: No. In the Village Mixed Use and Village Residential Zoning Districts, no boats, campers, recreational vehicles, trailers, and/or trucks with more than two (2) axles, except personal pickup trucks, shall be stored or parked within any front yard.

Q: Do I need a zoning permit to install siding on my house? A: No.

Q: Do I need a zoning permit to demolish an existing structure (House, Barn, Garage, Shed)? A: Yes.

Q: Do I need a zoning permit to replace the roof on my house? A: No

Zoning Hearing Boards are mandated by the Pennsylvania Municipalities Planning Code. The major role of a Zoning Hearing Board is to provide a legal mechanism for considering appeals from property owners seeking variances from zoning requirements, Special Exception approvals, Interpretations of the regulations and, as a way to challenge the validity of land use determinations. Haines Township’s Zoning Hearing Board meets on an as-needed basis. Meetings will be scheduled within 60 days of receipt of a complete application.
